Energy Performance Certificates (EPC’s) and the commercial property market

EPC’s are now compulsory on all commercial property that is constructed, sold, or rented in the UK.

As the system is simplified and easily visualized tenants/purchasers have a practical means of comparing asking prices to the properties energy rating.  Poor EPC ratings may lead to reduced rents and capital values and create a direct relationship between EPC rating and value – those with better ratings will be more desirable and therefore easier to sell or let.

Currently EPC’s only have any relation to commercial buildings when they are sold, let or newly constructed. However, as a link between EPC rating and value is established, market evidence will increasingly be used by occupiers to minimise rental increases at lease renewal and rent review.

Some of the benefits of an EPC can be used to:

  • Provide best value decisions to help cut energy costs and reduce carbon footprints.
  • Help future proof property against changes in market conditions
  • Allow comparisons between properties on a standardized, consistent and measured basis
  • Understand a buildings position as a benchmark in relation to current Building Regulations (Part L)
  • Considerations relating to building refurbishment
  • Help decide upon strategies to manage costs and assets.

All our EPCs are produced by qualified energy assessors who are government accredited, fully compliant and insured.  All EPCs have the individual attention of a designated qualified assessor so you can have confidence in our service.  We do not use data collectors or non qualified individuals at any stage of the process.

Energy Evaluations and Solutions provide competitively priced EPC’s.
